That factor is 0.3048 squared. Area factors are the square of the length factor, which is the mistake people make most often here: dividing floor area by 3.28 rather than by 10.76 leaves you with a figure three times too large.

Property listings are the usual reason to convert:

• A 750 sq ft one-bedroom → 69.7 m²
• A 1,200 sq ft apartment → 111.5 m²

What counts as floor area differs by country, which matters more than the arithmetic. US listings usually quote gross living area excluding garages and unfinished basements. Many European measurements are internal floor area excluding walls, and some Asian markets quote a "saleable" area that includes a share of common corridors and lobbies. Two identical buildings can differ 20% on paper before any conversion happens.

The mental shortcut is divide by 10 and add 8%: 1,000 sq ft → 100 → 108 m², against a true 92.9. That one overshoots — better is divide by 10.76, or just take a tenth and subtract 7%.
